本日は、実践ビジネス英語 Lesson10 Gentrification（ジェントリフィケーション）の第3回目です。
■ in a nutshell
「簡単に（手っ取り早く）言えば」という意味ですが、「ナッツの殻に入るように極めて小さく、短く」というのが語源のようです。同じような意味の表現に、to make a long story short（手短に言えば、早い話が）があります。
■ better-off
「より裕福な」という意味で、wealthierということです。 一方、well-offはaffluentという意味になります。また、better-offには、「より良い状況の」という意味があり、以下のような例文が挙げられていました。
She is much better-off working in the research department.
■ influx of wealth
「富の流入」という意味です。
■ have something of an elitist ring to it
「多少エリート主義的な響きがある」という意味で、elitistは形容詞として使われています。また、ringは、qualityとかtoneという意味になります。
■ cultural baggage
「文化的重荷」という意味です。
■ be evenly shared
「公平に分配される」という意味で、次のような表現で使われていました。
Ecomnic benefits are not evenly shared.
■ be priced out
「高額すぎて手が出ない」という意味です。また、price oneself out of the marketとは、「（誰も買わないような）法外な値をつける」という意味になります。次のような例文が挙げられていました。
Their laptop costs 30 percent more than the market average. Their pricing themselves out of the market.
■ ripple effect
「波及効果」、「連鎖反応」という意味です。rippleには「さざ波」や「波紋」という意味があります。
