本題に入ります。
排水管からの下水の匂いについて。
原因はいくつかあります。
よくネットでも出ている内容ですが、こちらでも事案があったので、改めて書いてみます。
１番多いのは、収納庫に荷物をしまう際に、ご入居者様が排水管をぶつけてしまい、繋ぎ部分がずれてしまう事ですね。
厳密にいうと借主様負担となりますが、小さい事ですし、証明も難しいので、貸主様負担で収まる事が多いですね。
他には、破封（封水が切れる）によるものです。
破封とは、以下ネットの引用です。
「排水設備の配管内に溜めている封水が蒸発などにより減少して、悪臭や虫が排水元に入らないように塞ぐ機能が失われること。」
破封にもおおまかに２パターンあります。
①毛細管現象による破封。
髪の毛が、水を吸い上げて、封水の役割を無くしてしまいます。
②サイフォン効果による破封。
簡単に言うと、気圧の変化により、封水が吸い出されてしまう事です。
話は逸れますが、気圧の変化という意味では、「ウォーターハンマー現象」というのもあり、音問題に繋がっております。
入居者同士のトラブルの時に、このウォーターハンマー現象が原因なのに気付かずに、お互いに嫌悪な関係になる事があります。
原因を理解するのも大事ですが、あまり思い悩まずに、単純にプロ（水道業者）に依頼するのも手です！

Strictly speaking, it is the tenant's responsibility, but since it is a small matter and difficult to prove, it is often the landlord's responsibility.
Another cause is a broken seal (the seal breaks).

"When the seal water stored in the pipes of the drainage system decreases due to evaporation, etc., and the function of sealing to prevent bad odors and insects from entering the drain source is lost."
There are roughly two types of seal breakage.
1. Seal breakage due to capillary action.
Hair sucks up the water and eliminates its role as a seal water.
2. Seal breakage due to siphon effect.
Simply put, the seal water is sucked out due to a change in air pressure.
I'm going off topic, but in terms of changes in air pressure, there is also something called the "water hammer phenomenon," which leads to noise problems.
When there is trouble between tenants, they may not realize that the water hammer phenomenon is the cause, and they may develop a hostile relationship with each other.
It is important to understand the cause, but it's also a good idea to simply ask a professional (plumber) without worrying too much about it!

关于从排水管传来的污水气味。
有几个原因。
这是网上经常发的内容，但由于这里也发生了事件，所以我想再写一下。
最常见的问题是，住户在储藏室存放物品时，碰到排水管，导致接头脱落。
严格来说，这将是租客的责任，但由于这是一件小事，很难证明，所以往往是房东的责任来承担。
还有一个原因是密封破损（水封破损）。

打破封印的方式大致有两种。
