火水と定休日だった為、本日からブログ再開です(^^)/
とは言いつつも、個人的には火水もフル稼働でした💦
新築アパート２棟３０戸、全空からスタートで管理&募集業務を頂いた案件。
甘く見てましたね💦
埋まっている状態からの管理なら問題なかったですが、「募集」からスタートとなると、電話の嵐。
長津田店４人がフル稼働してました（個人的案件ですみません）💦
初めて、「自動音声対応」の必要さを理解しました。
築古は、入居者属性による細かな聞き取りが必要になるので「自動音声対応」は向きません。
管理会社として、如何に仲介さんの期待に応えられるのかが、築古は鍵となります。
でも新築・築浅は、入居者属性が良い方ばかりなので、いちいちオーナーさんの許容力を伺う必要もないので、「自動音声対応」で充分です。
物件毎に分けられたりすれば良いですけどね💦

As a management company, the key to meeting the expectations of the broker is how old the property is.
However, in newly built or recently built buildings, the tenants tend to have good attributes, so there is no need to ask each owner about their tolerance, so ``automated voice support'' is sufficient.
It would be nice if it could be divided by property.

我第一次理解了“自动语音支持”的必要性。
“自动语音支持”不适合较老的建筑，因为需要根据租户的属性进行详细的监听。
作为管理公司，能否满足经纪人的期望，关键在于房产的年龄。
但在新建或刚建成的楼宇中，租户往往属性较好，无需询问每个业主的承受能力，“自动语音支持”就足够了。
如果能按财产分割就好了。
