Gurgaon's housing market in 2026 is calmer than the headlines suggest, but no less interesting. Prices are still climbing, especially at the top end, while the number of homes sold has levelled off. Buyers have more choice than they did two years ago, and they're using it: comparing corridors, checking RERA details and taking their time.

If you're thinking of buying this year, here's what's actually changing, and what it means for you.

Prices are still rising, just more slowly

The average new home in Gurgaon now costs about ₹13,350 per sq ft, according to ANAROCK's mid-2026 data. Back in 2019, it was ₹6,150. That's more than double in seven years.

Across the wider NCR, prices were up 13% year on year in the April–June quarter, the steepest rise of any major Indian metro. Gurgaon's premium corridors did most of that lifting. By July–September, the annual rise was still a healthy 12%.

The pace is cooling, though. Quarter on quarter, prices are now moving about 2%, not the sharp jumps of 2023 and 2024. For buyers, that's good news: less pressure to rush, and more room to negotiate on payment plans.

Rents have kept up too. Rental yields in Gurgaon have climbed from around 3.5% to 4.3% since 2019, so rising prices haven't come at the cost of rental income.

Fewer launches, steady sales

NCR saw about 13,750 homes sold in July–September 2026, almost exactly the same as a year earlier. Launches told a different story: around 10,900 new homes, 14% fewer than the year before.

That gap matters. When developers launch less than buyers absorb, unsold stock shrinks. ANAROCK counted roughly 86,200 unsold homes across NCR at the end of September, slightly lower than last year, or about 18 months of supply.

Developers are calling this a "healthy recalibration", and it mostly is. Instead of flooding the market, they're launching projects they know will sell, and the bigger, better-funded names are winning most of the new supply.

What's being launched has changed too. About a third of new NCR homes this quarter were priced above ₹2.5 crore, and close to two-thirds above ₹1.5 crore. Gurgaon is now firmly a premium market.

Branded residences have arrived

Gurgaon is now India's biggest market for homes priced at ₹10 crore and above. In 2025 the city sold 1,494 such homes worth ₹24,120 crore, overtaking Mumbai for the first time, according to India Sotheby's International Realty and CRE Matrix.

A big part of that story is branded residences: homes designed and finished to the standards of a global hotel, fashion or design brand. Gurgaon already has Trump Towers, Westin Residences by Whiteland and Marriott, and Lamborghini-branded homes by Signature Global. In January 2026, M3M added Elie Saab, with about 300 homes in Sector 111 starting at ₹15 crore.

Demand has been strong. The second Trump-branded project in Gurgaon reportedly sold out on its first day, at around ₹27,000 per sq ft. Developers say the brand name helps projects sell faster, and buyers see it as a mark of finish quality and service.

One honest note: a brand premium is real money. Before you pay it, compare the specification, layout and developer track record with a non-branded luxury project nearby. Sometimes the brand is worth it; sometimes the better home is next door.

Corridors to watch

Gurgaon isn't one market. Each road has its own buyers, price levels and pace. Here's how the main corridors look in 2026.

Corridor

What's driving it

Best suited to

Dwarka Expressway (Sectors 99–115)

Fully open road to Delhi and the airport; large new launches, including branded towers

Buyers who want new-build luxury with fast airport access

Golf Course Extension Road (Sectors 58–67)

Mature social infrastructure and a deep pipeline of luxury and branded projects

Families wanting an established address with new construction

Golf Course Road (Sectors 42–56)

Gurgaon's original prime address, with very limited new supply

Buyers seeking a trophy home and long-term prestige

Southern Peripheral Road (Sectors 68–77)

Strong demand in the ₹3–5 crore range, plus links to Golf Course Extension and Sohna Road

End-users looking for value within the luxury band

New Gurgaon (Sectors 78–95)

More space for the money and improving rental demand

First-time luxury buyers and investors focused on yield

Sohna

Low-density and villa projects, with a proposed metro link planned

Buyers wanting space, greenery and a longer time horizon

Dwarka Expressway is the standout of the decade. Average rates there have gone from roughly ₹4,900 per sq ft in 2016 to about ₹14,800 in 2026, close to three times the price, as the road was finally completed.

Infrastructure is deciding where value goes

In Gurgaon, prices follow roads and rail. A few projects are shaping where buyers look next:

  • Dwarka Expressway, fully open. The Delhi stretch opened in August 2025, so the whole road now links Delhi, the airport and Gurgaon. It's tolled, at roughly ₹235 one way for cars, with cheaper local passes.
  • Gurugram Metro. A new loop through the old city, with a spur towards Dwarka Expressway, is under way. Once running, it should make older sectors far easier to live in without a car.
  • Airport metro link. A proposed direct metro from Gurgaon to IGI Airport would add value along Dwarka Expressway in particular.
  • Global City. A planned 1,000-acre business and lifestyle district near Dwarka Expressway, expected to bring jobs and retail close to the newer sectors.
  • RRTS to Rewari and Alwar. The planned Delhi–Gurugram–SNB rapid rail line would extend Gurgaon's commuter belt southwards.

The rule of thumb is simple: homes within easy reach of a finished road or a running metro line hold value best. A project near something that's only "proposed" carries more risk, and should be priced that way.

Who's buying: younger buyers and NRIs

The luxury buyer in Gurgaon is getting younger. Developers report buyers in their early thirties, often founders and senior professionals, buying homes that would once have been a late-career purchase.

NRIs are the other big force. With the rupee trading around ₹95 to the dollar this year, a home in Gurgaon costs noticeably less for someone earning in dollars, dirhams or pounds than it did two years ago. In some recent DLF launches, NRIs bought more than a quarter of the homes.

For NRIs, the practical questions matter as much as the price: who will handle the site visit, the paperwork and the handover. It's worth choosing a project, and an advisor, that can manage all of that remotely. Our NRI Corner is a good place to start.

What this means if you're buying

A steadier market is a better market to buy in. A few things to keep in mind:

  1. Take your time. With launches down and price growth slowing to around 2% a quarter, there's less risk of missing out by waiting a few weeks to compare properly.
  2. Check the RERA registration yourself. Look up the project on the Haryana RERA site, or use our RERA search, and match the details to what you're being shown, including the possession date.
  3. Look at the developer, not just the brochure. Past delivery on time matters more than renders. Visit a completed project by the same developer if you can.
  4. Negotiate the payment plan. Even when the price per sq ft is fixed, there's often room on the payment schedule, parking or club charges.
  5. Match the corridor to your life. An investor and a family with school-age children should rarely buy on the same road.
  6. Price in the full cost. Stamp duty, registration, PLC, maintenance deposits and GST on under-construction homes can add a meaningful amount on top of the headline price. Our property cost calculator and stamp duty calculator give you the full figure.

The bottom line

Gurgaon in 2026 is a more mature market than it was a few years ago. Prices are still rising, the best corridors keep getting better connected, and luxury buyers have more genuine choice than ever. What's changed is the pace, and that gives careful buyers the upper hand.
