ゆく年くる年

 今年もあとわずかになりました。
1年を振り返り心に残った出来事やニュースは何かと考えました。

私は、毎日株式売買の投資で少しばかりの利益を出しています。
また、パソコンでRPGゲームやスマホでゲームをし、
テレビは韓国ドラマと中国ドラマを見る。
1話から50話なんて気が遠くなるが、毎日見てしまう自分にあきれる。
美人女優が出演するドラマがお気に入りなのだ。

今年は町内会で組長の仕事が役目。
月一回の会合と各家の集金やチラシ配布。
時々、近所の奥さんや婆さんと立ち話するけど、挨拶程度。

 1日中座っているので、夕方のウォーキングが唯一の運動。
ゴルフは仲間がおらず、ゴルフバックはお蔵入り。
ゲートボールするには、まだ早い。

居酒屋やキャバクラ通いも増えて、キャバ嬢とランチ、ディナーで万札は出ていくばかり。
少し飲酒量が減ってきたので、お酒に弱くなった気がする。

新型コロナも5類に移行しマスク美人も減った。
口元をマスクで隠すと誰でも美人になるのだろうか。

電車やバスで移動する際は、マスクするのが当たり前だが、若者の半数は
マスク未着用で、怖くないのか?

新型コロナのワクチン接種は7回目。インフルエンザのワクチン接種は3年ぶり。
肺炎球菌ワクチンも65歳老人に案内がきたので、初めて接種した。
新型コロナワクチンは痛いが、肺炎球菌ワクチンは全く無痛だった。
早寝早起きし、健康管理で風邪をひかないことが大事。
禁煙は継続中。禁酒は週3日で肝臓は良好。

自家用車の年間走行距離は、ほとんど走らないので年500㎞未満。
スーパーマーケットと病院に行くくらい。
いつも車庫に入っている自家用車は、汚れないけど埃が積もる。
だから旅行は、浜名湖と琵琶湖に自家用車で出かけた。

久々にETCを使った。高速道路100㎞のスピードと長い道のりでカーステレオは楽しめた。
ZARDの曲ばかり聞いて、CD交換するの忘れた。
今の若い子は、ZARDを知らない様だ。
今流行りのYoasobiのアイドルなどは、聞いても疲れるので聞かない。

酒を飲めば、歌いたくなる。
カラオケなら、酒と泪と男と女。
川島英五を必ず初めに歌う。
その後は、昭和のポピュラソングや演歌。
なぜか中森明菜と松田聖子を歌って、石川さゆりも好きだ。
最近バーチャルデュエットにはまった。
美人キャラ嬢と「居酒屋」や「別れても好きな人」を歌う。
採点で、66、77、88点が揃うと、スナックでお菓子の景品貰える。
76点や78点で悔しい思いをするけど、お客みんなで笑って酒を飲む。
77点が出ると、お客みんなで大喜びする。
時間を忘れて角ウイスキーを飲めば、自分の年齢を忘れる。

岡崎のスナック店数もコロナの影響で減った様だ。
最近の東岡崎駅前は、コロナが収束したので居酒屋もにぎやかになってきたけど、
居酒屋にカラオケは無い。
歌う場所はカラオケボックスかスナック。
駅前にカラオケボックスの新店が出来たので、3店のカラオケボックスはお客獲得競争だ。

一人カラオケも良いらしい。平日の午前中が安いのでお試しあれ。

日本中の飲食店は、コロナ時の借金を返済する時期が来て閉店する経営者も多いようだ。
円安物価高騰で、飲食メニューも値上げ。刺身の質が落ちた店もある。
イカ天ぷらがイカ天ぷらお菓子に変わった。

日野自動車のエンジン不正に続き、ダイハツの国内自動車工場停止のニュース。
またかと言う思いで見ていて、滋賀県と大阪府の工場付近の飲食店はお客が減るので困るだろ。

経営者や、担当部署の部課長や、一部の検査部門の不正。チェックシートは手抜きレ点なのだろう。
親会社のトヨタ自動車の信用も損なわれた気がする。

私は退職しているので、不正に口を出す気は無いが、ダイハツや日野、トヨタの株価下落で損をした株主は怒っている。
しかし株で儲けるなら今、ダイハツ、日野、トヨタの株が仕込み時。
またデンソー燃料ポンプリコールが世界に波及したので、下落したデンソー株を買った。

自民党派閥裏金問題発覚。地検特捜部が議員や秘書を逮捕。裏金は献金に使われたのか?
党役員人事に飛び交う裏金か?大臣の椅子は金で買うのか?
自民党は国債1200兆円超えの政治をし、借金を減らす政治力が無い。

今年の反省はこれくらい。
来年は新札が発行される様で、円安ドル高はどこに向かうのか?

新NISAの株式投資で儲け、日本47都道府県のキャバクラで美人探索。
人生は短い、楽しく過ごす日々を夢見て。
人間一生夢の如し。

year after year

There are only a few more days left this year.
Looking back on the past year, I thought about what events and news left a lasting impression on me.

I make a small profit every day by buying and selling stocks.
Also, I play RPG games on my computer and games on my smartphone.
I watch Korean dramas and Chinese dramas on TV.

It's crazy to watch episodes 1 to 50, but I'm amazed at myself for watching them every day.
My favorite dramas are those starring beautiful actresses.

This year, my role is to be the leader of the neighborhood association.
Monthly meetings, collecting money from each house and distributing flyers.

Sometimes I stand and talk to the wives and grandmothers in my neighborhood, but it's just to say hello.

Walking in the evening is the only exercise I get because I sit all day.

I don't have any friends at golf, and my golf bag has been shelved.

It's still too early to play gateball.

The number of people going to pubs and cabaret clubs has increased, and people are spending thousands of bills on lunch and dinner with hostesses.

Since I've been drinking less, I feel like I've become less sensitive to alcohol.

The new coronavirus has moved to Category 5, and the number of beautiful women wearing masks has decreased.
Does anyone become more beautiful if they cover their mouth with a mask?

It's natural to wear a mask when traveling by train or bus, but isn't it scary that half of young people don't wear a mask?

This is the seventh vaccination against the new coronavirus. It's been 3 years since I got the flu vaccine.
I received the pneumococcal vaccine for the first time since I was advised to do so at the age of 65.

The coronavirus vaccine hurt, but the pneumococcal vaccine was completely painless.

It is important to go to bed early and wake up early and take care of your health to avoid catching a cold.
Smoking cessation continues. I don't drink alcohol 3 days a week and my liver is in good condition.

The annual mileage of my private car is less than 500km a year because I rarely drive it.
Just going to the supermarket and the hospital.

My car, which is always in the garage, doesn't get dirty, but it does accumulate dust.
So I went on a trip to Lake Hamana and Lake Biwa by private car.

It's been a while since I used ETC. I was able to enjoy the car stereo at 100km/h on the highway and on long roads.
I was listening to ZARD songs so much that I forgot to change CDs.

Young kids today don't seem to know about ZARD.
I don't listen to the current trending Yoasobi idols because it makes me tired.

Drinking alcohol makes me want to sing.
Karaoke is about alcohol, tears, men and women.
Eigo Kawashima is always sung first.

After that, there were popular songs and enka from the Showa era.
For some reason, she sings Akina Nakamori and Seiko Matsuda, and also likes Sayuri Ishikawa.
She recently got into virtual duets.

Singing ``Izakaya'' and ``The one I love even if we break up'' with a beautiful character girl.
If you score 66, 77, or 88 points, you will receive a snack prize.
I feel frustrated when I score 76 or 78, but everyone laughs and drinks together.

When the score is 77, all the customers are overjoyed.
If you forget the time and drink some horny whiskey, you'll forget how old you are.

The number of snack shops in Okazaki also seems to have decreased due to the impact of the coronavirus.
Recently, the izakayas in front of Higashi Okazaki Station have become lively as the coronavirus has subsided, but there are no karaoke facilities in the izakayas.

The place to sing is a karaoke box or a snack bar.
A new karaoke box store has opened in front of the station, so the three karaoke boxes are competing to attract customers.

It seems like solo karaoke is also good. It's cheaper on weekday mornings, so try it.

It appears that many restaurant owners across Japan are closing their doors as the time comes to repay debts incurred during the coronavirus pandemic.

Due to the weak yen and soaring prices, food and drink menu prices have also increased. There are some restaurants where the quality of sashimi has declined.
Squid tempura has turned into squid tempura sweets.

Following Hino Motors' engine fraud, news of Daihatsu's domestic car factory suspension.
I was watching this again thinking that restaurants near factories in Shiga and Osaka prefectures would be in trouble because the number of customers would decrease.

Fraud by managers, department managers, and some inspection departments. I guess the check sheet was a sloppy check.
I feel that the credibility of the parent company, Toyota Motor Corporation, has also been damaged.

I'm retired, so I don't want to get involved in any wrongdoing, but the shareholders who lost money due to the decline in the stock prices of Daihatsu, Hino, and Toyota are angry.

However, if you want to make money with stocks, now is the time to stock up on Daihatsu, Hino, and Toyota stocks.
Also, as the Denso fuel pump recall spread around the world, I bought Denso stock, which had fallen.

Liberal Democratic Party faction slush fund problem discovered. The district attorney's special investigation unit arrested the congressman and his secretary. Was the slush money used for donations?
Is it a slush fund being used to appoint party officials? Can the minister's chair be bought with money?

The Liberal Democratic Party runs politics with a national debt of over 1,200 trillion yen, and lacks the political power to reduce the debt.

マンション投資

 ワンルームマンション投資において、会社員らが副職で儲けようとして
大損するケースが増えている。

 本来、不動産投資で儲かる時代はバブルの頃で、現在ではマンション投資で利益を得る
人は非常に少ないと思われる。
 
 YouTubeでワンルームマンション投資の失敗例が多く投稿されている。
不動産業者が儲かると言って、ワンルームマンションを買ったが家賃収入から経費を引いて毎月赤字が発生。
新築マンションは高額でも、家賃収入が多いので利益が出ると思われるが、立地や階数、ベランダからの眺めなど好条件なら空室は少ないだろう。
しかし条件の悪い部屋は赤字のリスクが高い。
築年数と共に家賃収入は低下し、備品の老朽化で修理更新費用も追加費用が発生する。

またサブリース契約が問題になっている。

サブリース契約とは、借主と貸主(オーナー)の間に業者が入って集金と賃貸管理、オーナーに支払いをする契約。
一見問題ない様に見えるが、多くのトラブルが発生する。
1、賃料減額などのリスク
2、空室時の家賃保証の有無
3、マンションを売却したくても出来ない解約条件
4、室内備品(クーラーやレンジ、水回り機器など)の修繕、交換費用の請求
5,原状回復費用や大規模修繕費用は原則、オーナー負担。修繕積立費で不足の場合は追加出費
6,災害、その他

悪徳業者は、契約書を武器に儲けることしか考えていない。

東京都心は、ワンルームでも家賃収入が高く、人口減少も無いので赤字になることは少ない。
売却時も値下がりは少ない。好物件なら値上がりも有る。
地方都市では、人口減少のリスクが有り売却時は値下がりする。

しかしマンションを投資ではなく、生活の場として購入するなら大損は無いと思う。

次に
マンションで民泊経営する方法も有るが、平成30年の住宅宿泊事業法(民泊新法)
では許可申請するにはハードルが高く、収入支出や管理面で黒字にするのは難しい。

また
マンションでレンタルスペースにする方法もある。
都心や駅近く、学校やオフィス近くのマンションならレンタルのニーズが有り、
レンタルの稼働率が高くなるかもしれない。
時間当たり1000円~3000円。8時間稼働なら月当たり高額収入が得られる。
マンションの内装、備品の初期投資に100万円程掛かるが、投資費用も回収できる。
レンタルスペースのサイトを見ると、予約と集金と支払いを委託できるが
35%の手数料必要なので、軌道に乗れば節約を検討する必要がある。

また入退室の鍵の管理、清掃、備品補充管理、また盗難などをカメラで監視する必要がある。
そして修繕積立費と管理費、公共料金、火災保険と固定資産税、室内機器の修繕や更新費
は経費として掛かるので、個人事業としては手間がかかり苦労が多いかもしれない。

私は暇な時に、
ホームズやスーモなどの住宅情報サイトを良く見ている。
その中で中古マンションや中古住宅が多く搭載されているので興味深く見ている。

岡崎に自宅を所有しているので、セカンドハウス、セカンドマンションで良い物件が無いかと思っている。
将来(10年後)には、現在の住居を売却し移住したいがサイトを見るだけで購入の決心ができない。

良い物件とは、築30年以内の新耐震基準(旧耐震基準は1981年以前)を探すが、やはり高額である。
旧耐震基準の40年経過の物件は、購入後に耐震補強するには費用が掛かる。
また、40年経過の物件は10年から20年後の売却は、売れないかもしれない。
売れなければ、延々に管理費と修繕積立費を払う必要がある。
またマンション解体や新築は高額費用で住民の決議は難しい。

もしマンションがスラム化しても、私は20年後85歳で寿命の頃なので、
遺産を国に贈与すれば処分してくれるだろう。

いろいろ考えることが多いが、名古屋か岡崎または、県外の中古マンションを探しながら
セカンドハウス生活を日々夢を見ている。

マンション生活について思った事がある。
10階くらいのマンションで生活したら楽しいだろうか?
・都心の景色は、となりのマンションの屋上しか見えない。
・上の階、下の階、隣の部屋の騒音や都心の騒音、サイレンが気になる。
・エレベーターの待ち時間が気になる。
・駐車場の料金が高い、カーシェアリングの予約は空いてるだろうか。
・近所付き合いが無いので、孤独かもしれない。
・ペット(犬猫)がOKのマンションは意外と少ない。
・修繕積立費と管理費、公共料金、火災保険と固定資産税、室内機器の修繕買い替え費など
 維持費は高額。
・掃除やごみ捨て、郵便物の受け取りなど1階と10階の往復は時間が掛かる。

マンション生活をしたことが無い高齢者の私。
移住するなら田舎の中古一戸建てが適しているかもしれない。
できればスーパーと病院の近くが良いと思う。

condominium investment

When it comes to investing in one-room apartments, there are an increasing number of cases in which office workers are losing money trying to make money through side jobs.
Originally, the time when you could make money by investing in real estate was during the bubble period, and now there are very few people who can make a profit by investing in condominiums.

Many examples of failures in investing in studio apartments are posted on YouTube.
I bought a one-room apartment because a real estate agent said it would be profitable, but after deducting expenses from the rental income, I was in the red every month.

Although it seems like there is no problem at first glance, many problems occur.

In central Tokyo, rental income is high even for a one-room apartment, and there is no population decline, so it is rare for a property to go into the red.
Even when sold, the price decreases little. If the property is in good condition, the price may go up.In regional cities, there is a risk of population decline and prices will drop when sold.
However, if you buy an apartment as a place to live rather than as an investment, I don't think you'll have much to lose.

In my free time,
I often look at housing information sites such as Homes and Sumo.

I'm looking at it with interest because it features a lot of used condominiums and houses.
I own a home in Okazaki, so I'm wondering if there are any good properties for a second home or second apartment.

In the future (10 years from now), I would like to sell my current home and move there, but I can't make up my mind to buy just by looking at the website.
To find a good property, we look for one that is less than 30 years old and meets new earthquake resistance standards (the old earthquake resistance standards were 1981 or earlier), but they are still expensive.

It would be expensive to retrofit properties that are 40 years old under the old seismic standards after purchase.
Additionally, properties that are 40 years old may not sell well if sold 10 to 20 years from now.
Additionally, demolishing and building new condominiums is expensive and difficult for residents to approve.

Even if my apartment building turns into a slum, I will be 85 years old in 20 years, near the end of my lifespan, so if I donate my inheritance to the government, they will dispose of it.

・It takes time to go back and forth between the 1st and 10th floors, such as cleaning, throwing out trash, and receiving mail.

I am an elderly person who has never lived in an apartment.
If you are relocating, a used detached house in the countryside may be suitable.
I think it would be best to live near a supermarket and hospital if possible.

後継者問題

 中小企業や地域商店などは、後継者がいなくて廃業する企業が増えている。
子や孫、親族に相続させることが出来ず、企業の培ったノウハウ、物つくりが継承されないで廃業している。
従業員の中から後継者を選出する方法もあるが、中小企業は資金不足や経営問題を多く抱えている為、問題を先延ばして悩んでいる社長が多いと聞く。

 中小企業診断士や税理士、商工会議所、M&Aコンサル会社の支援を得て他社と合弁する会社も今後増えると思われる。
日本企業の99.7%は中小企業で、大企業は0.3%にすぎない。
個人商店や農林水産業を含めば、99.9%になる。

私が公務員又は中小企業診断士なら、M&Aを率先して行うだろう。

 少し前に私の地元に**スーパーマーケットがあった。
そのスーパーは、建物の中に個人商店(肉屋、魚屋、八百屋、乾物屋、花屋、クリーニング屋、お茶屋など)が入っていて買い物は個人商店でその都度買い物の会計をしていた。
しかし、時の流れと共に衰退しそのスーパーは閉鎖、取り壊し駐車場になっている。
それは少し離れた所に新しいチェーン店のスーパーマーケットが出来たからだと言える。
これは1例であるが、個人商店はお客の立場からすると、1店毎に店主と売買し次の店でまた売買する。
それが楽しみの客もいるだろうが、まとめて会計する事が好まれる。

全国の地方には商店街に個人商店が多くあるが、スーパーマーケットが新しくできると衰退する。
個人商店では仕入れても売れないので、鮮度が落ちる。鮮度が落ちた肉魚野菜を買うお客はいない。
毎回50%値引きすれば、利益は出ないので廃業となる。

よって個人商店もグループ化して、スーパーマーケットの様にバイヤーが農家から直に仕入れ、JAや仲買を飛ばして販売すれば利益率は向上する。
ITを活用すれば、ネット販売で利益率は向上しロスカットも出来る。
地域通貨を発行したり、スマホ決済、スマホ広告も有用な手段として活用できる。
過疎地ならネット受注し、宅配販売を効率化できる。

例えば
個人商店をスーパーマーケットの様に、チェーン化する。
個人商店の八百屋なら全国の八百屋をチェーン化し日本八百屋HD(仮名)にする。
個人商店の肉屋なら全国の肉屋をチェーン化し日本肉屋HD(仮名)にする。
個人商店の花屋なら全国の花屋をチェーン化し日本花屋HD(仮名)にする。

例えば
地域の個人商店をチェーン化する。
八百屋、肉屋、花屋、魚屋、和菓子屋・・・地域で1つのHD(ホールディング)にする。
個人商店の後継者は居なくても、グループを束ねるリーダーを選出し社長、会長になって経営戦略、商品企画、人事管理をグループでコスト削減や販売向上を模索する。
そうすれば商店街の閉鎖シャッターが開くかもしれない。
肉屋の息子が、八百屋の仕事をするかもしれない。

全ての地域の個人商店をチェーン化することは出来ないが、賛同する商店をグループ化すれば、資金面や経理、社員の過不足派遣、アルバイトの派遣などデメリットをメリットにすることは可能と思う。

 費用対効果を計算したことは無いが、個人商店のおやじさんが息子に継がせる心配は減ると思う。
個人商店でもグループを株化し、利益配当すれば企業化できる。
グループ化により銀行融資も容易になり、収益や税務管理も効率化できる。

中小企業でも同じ事が言える。
中小企業の同じ分野または、異なる分野の企業でグループ化する。
社長が親族の後継者よりも社員を一番に考えるのであれば、M&A、他社と合弁する道を模索するべきと思う。

中小企業がグループ化すると、従業員がリストラされる様に感じるが、そうではない。
人材活用をグループ間ですれば、ノウハウも維持され高齢者の技能も継承される。
経理、コスト、仕入れ、販売もITで集中管理すれば原価削減となる。
異業種企業の技術と技能が交流し、新製品の開発も想定できる。
新入社員の採用も容易になり、企業の活力も向上する。

またオープンファクトリーすれば地域の活力向上、宣伝になる。

農林水産業、トラック運送業やタクシー業、建築土木業なども同様に、企業間でグループ化すれば同様の効果が得られるだろう。
資本主義の自由経済であるが、中小企業では100年継続することは至難の技である。

 中小企業、個人商店の後継者問題にメスを入れることで、日本経済は少子高齢化問題も緩和するだろう。
M&Aコンサル会社や中小企業診断士、商工会議所の担当者の活躍に期待します。
