The Standard at Athens, Eclipse on Broad, The Flats at Carr’s Hill — these are all new apartment complexes that consider themselves to be the cream of the crop when it comes to student housing.
Apart from top-end amenities, such as granite countertops and state-of-the-art gyms, one of the main factors for why these luxury student housing complexes are showing up is location.
Wes Rogers, president and chief executive officer of Landmark Properties, said Landmark, who is constructing the Standard, is meeting an unmet need for students who are willing to pay the premium for the proximity to campus and downtown.

Commissioner Kelly Girtz said the downtown area is becoming a popular place to live after 20 years of it being successful for other places such as restaurants.
“It is clear from what is on the ground and what is being built that downtown is becoming really attractive as a residential hub,” he said.
But Girtz is keeping an eye on the development and said he wants to make sure the buildings have a way to be reused in the future after students leave them.

“It is not atypical to be seeing the volume of units that are coming onto the market that we are seeing,” he said. “It’s the location [that] is slightly different.”
He said the rise might be from zoning changes that took place about 13 years ago which aimed to attract people to live near or in the downtown area to balance the mix of building use there.
Zuri Robinson, a junior animal science major from Atlanta, said the reason she chose to live at the Flats at Carr’s Hill this year was because of “how close it was and that all of [her] bills were included.”
She said however that it has not been worth the amount she is paying for reasons, such as not having a bathtub, having cold water with low pressure and because work keeps her from enjoying the Flats’ community events.
Ximena Ortega, General Manager of River Club Apartments, said despite the fact Athens Ridge, which is being built nearby, is promising a “G” pool, tanning spa and granite counter tops, she sees it as an opportunity to attract more residents to River Club.

Emily Selby, a sophomore magazine journalism major from Woodstock, lives in East Campus Village but is looking at places such as the Woodlands of Athens for next year because the homey feeling is what she likes.
