Hopefully this shows up as one of those extremely long, popular kid posts! Paid $189,000.  Sold…$329,000? You’ll have to stick around and find out.  That’s right, I’m reselling #realestate! As some may know, I bought a condo in December 2010 and lived in it for almost 2 years in #AsburyPark.  It has 17 foot ceilings. It’s being rented out until 09.30.2018. In the meantime, it is being spruced up. It was temporarily listed and after 10 showings, the feedback is not good.  There are black spots from dog urine that are noticed as soon as you walk in. Moving through the condo and having a look around, you can see that all 6 of the doors are punctured in some way.  #angermanagement Just a word to the wise - these are the things you will deal with if you decide to become a landlord. And I’m not a landlord---I’m a reseller. So everything is set up for next week.  A door measuring and estimate should be in hand by Monday.  Painting and floor work will also take place next week. A deep down cleaning also has to be scheduled.  Once this is done, the unit should really pop and instantly sell for $329,000. My goal is to pocket $200,000 after the sale but I’m not sure this is entirely possible due to little costs, fees, charges, and taxes that tend to pop up when you do these big sales.  Kind of like selling something on #ebay with a promoted listing with free shipping. Oh well, we’ll see and I will continue to document this process on my Instagram stories if you guys are interested. As far as I’m concerned, real real estate investing is not pretty, flashy, or hype-worthy.  It’s a risk, it’s high cost, you don’t make much margin, and you get to deal with destruction of property.
