One of the most sought-after launch from Nakheel, they have done it again, there were hundreds of people queued up for 210 villas in Al Furjan. The queue started from 9.00 pm in the night and finished at 9.00 am the second day. All the nice location villas were sold in the matter of 30-40 mins. Even the thinking time for the customer was very less, they had to choose in a minute else there were others to finalize.

The agents went crazy in this launch as everyone was hoping to get the tokens in the first twenties as after that getting the right choice for the villas would be difficult.

Some came to the launch in the hope that they will get the tokens and make some money out of selling the tokens. We as a team of stones stood in the queue for almost 27 hours to get the first few tokens and got the 3 most prime villas in from the masterplan.

Then Nakheel changed the price for the remaining inventory and the best part they did not have the payment plan and the DLD waivers even for the bulk investors. Market will take some time to digest that the DLD waivers are now impossible to get from the developers. As the market is progressing to 2022 the waivers and the post-handover payment plans are difficult to get from the developers as most of the old inventories are being shredded by the developers.

Gone are the days for the negotiations with the developers and these days the developers in Dubai are in no mood to sell anything cheaper. They know that the inventories are not there and no pile ups are left.

The PP and the DLD waiver are the upfront burden on the books so instead of this the developers are giving the discounts on the price so the outflow of the buyer is high and the outflow for the developer is nil.
