When a suitable apartment to rent has finally been found and the landlord is convinced of it, the move-in phase begins. Before the contract is signed, the tenant and landlord should discuss renovation work together to speak. The landlord may assume some of the costs incurred if the project maintains or even increases the value of the property, for example by laying a new floor. Or the two parties agree on a rent reduction if the tenant bears the costs of major renovation work alone, such as the installation of a new kitchen, which is left to the landlord when the tenant moves out. If any defects or damage can be seen in the apartment when moving in, the tenant should take photos of them for security or document them in writing and have them signed by the landlord so that there is no dispute between the two parties at the end of the tenancy. By the way: Should any repairs be necessary in the apartment over time (heating, pipes, lines, etc.), then inform the landlord in any case. Legally, he has to take care of the maintenance of his property, not the tenant!

Anyone moving from an old to a new rental apartment should first read in their previous rental agreement what was agreed at the time and whether a period of notice was set.
